1. Booking and Reservations
1.1 Room Reservations
- All reservations are subject to availability and confirmation by steps garden resort.
- You can pay after you arrive at the hotel.
1.2 Rates and Payments
- Rates are quoted in [Currency] and include applicable taxes unless stated otherwise.
- Full payment or a deposit may be optional at the time of booking, depending on the rate plan selected.
1.3 Cancellations and Modifications
- Cancellations or modifications must be made in accordance with the hotel’s cancellation policy as stated at the time of booking.
- Late cancellations or no-shows may incur charges as specified in the cancellation policy.
2.Check-In and Check-Out
2.1. Check-In
- Check-in time is from 10:00 to 21:00
- Early check-in may be available upon request and subject to availability.
2.2. Check-Out
- Check-out time is by 00:00 to 12:00
- Late check-out may incur additional charges and is subject to availability.
3. Guest Responsibilities
3.1. Conduct
- Guests are expected to conduct themselves in a respectful and lawful manner.
- Any damage to hotel property caused by a guest or their visitors will be charged to the guest’s account.
3.2. No Smoking Policy
- Smoking and non-smoking areas are reserved.
4. Privacy
Your privacy is important to us. Please refer to our Privacy Policy for information on how we collect, use, and protect your personal data.
5. Limitation of Liability
- Steps garden resort is not responsible for any loss, damage, or theft of personal belongings.
- We are not liable for any injury, loss, or damage suffered by guests during their stay, except where such injury, loss, or damage is caused by our negligence.
6. Changes to These Terms
- Steps garden resort reserves the right to modify these terms and conditions at any time.
- Changes will be posted on our website, and it is the guest’s responsibility to review these terms regularly.
7. Governing Law
These terms and conditions are governed by and construed in accordance with the laws of Sri Lanka. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.

There’s no age requirement for check-in
9. Pets
Pets are allowed on request. Charges may apply.
